* Prompt, professional, and courteous personal attention that only an independent, specialized firm like ours can offer.
* We specialize only in condo, single family, townhouse, and duplex rentals.
* Consultation and recommendation on preparation of property for rental and assistance in determining fair market rent.
*Promotion and Advertisement of available rentals through local, regional, MLS system and worldwide web.
* 24-7-365 Rental Information online with interior and exterior photos, Rental Application, sample property Lease and Management Agreement.
* Show the property to prospective tenants, interview and qualify applicants, verify income, employment and previous landlords’ verification.
* Thorough, professional tenant screening, including credit bureau review, District Court record search and criminal search.
* Annual inspections with photo or video documentation. Additional inspections as needed.
* Detailed written Property Condition Report with photos or video at Move-in acknowledged and signed by the tenant.
* Preparation and execution of the appropriate legal disclosures, leasing and rental documents.
* Handle tenant complaints and requests for service 24 hours, day or night.
* Handle security deposits in strict accordance with Florida Landlord-Tenant Law, Florida Real Estate Commission Regulations and REALTORS® and FRAC Code of Ethics.
* Prompt rent collection and diligent enforcement of lease agreements.
* Remit to owner the net proceeds by the 15th of the month and computerized statements emailed monthly or mailed quarterly, plus a complete year-end summary for tax accounting.
* Represent owner in court, if necessary, for eviction and collections.
* Arrange for and supervise necessary repairs and preventive maintenance.
* Make prompt payments for expenses from owner's account as required.
* Periodic visual inspections of the property, including thorough Move-out inspection prior to the return and accounting of tenant’s security deposit.
* Monitor legislative changes affecting landlords.
* Turnover and make-ready management.
* Custodial care management for vacant houses.
