The team at SunCoast Property Management Services are licensed Realtors that have not only worked with investors, but have been investors ourselves managing our own rental properties. We offer a range of services to meet your Rental and Property Management needs. We can list and/or manage Long Term, Short Term and Seasonal Rentals. Fees and Commissions
**Marketing Only Service -We provide all the online exposure and Marketing of your property, Including MLS; And you set appointments and show the property, negotiate and write lease, perform background checks, and collect funds. (Fee is half of 1st month's rent)
**Listing Service/ Tenant Placement - Marketing Service plus we show property, Qualify Tenants, negotiate and write lease, collect funds, perform background check and perform Move-in Inspection (Our fee is equal to 1 months rent)
**Property Managemnt Services - Receive and handle all Maintenance Calls, Collect Rent, Hold Escrow Account for all Deposits, Assist in Eviction process, handle all accounting records for property and provide end of year W2 for taxes. (Our fee is 10% each month)

Property Management:
- Collect monthly rents and disburse to owners
- Hold Security and Pet Deposits in Escrow Account
- Respond to maintenance requests and emergency repairs
- Coordinate repairs to your property with our qualified vendors
- Prepare and pay “Hotel” taxes for short term rentals
- Provide Real Time Information through our online web portal
- Log in anytime to see if or when a tenant has paid rent
- Access a variety of Reports and Financials
- Download copies of leases and contracts
- View maintenance requests and other communications with tenants
- Log in anytime to see if or when a tenant has paid rent
- Conduct Move-Out Inspections and disperse deposits back to tenants or owners if damages occurred.
- Prepare Property for New Tenants
- Oversee the eviction process if necessary
Fees and Commissions
- Long term Tenant Placement Fee (One month’s rent)
- Long Term Management Fee (12%)
- Short Term TP/PM Fee (20%)
- Attorney Lease Prep Fee ($60)
- Owner Set-Up Fee ($50)
- Late Fees – Charged after 5th of month (10% of monthly rent amount up to $100) – Kept by SCMPS
